TONIGHT WE HAVE A REQUEST FOR AN ADDITION TO 1 34 SOUTH RIVERVIEW STREET.

THE PROPERTY IS OUTLINED IN YELLOW IS A DUPLEX AND SHARES TWO INDIVIDUAL LOTS THAT ARE ZONED HISTORIC DISTRICT, HISTORIC RESIDENTIAL.

UH, IT IS SITUATED ON THE WESTERN BANK OF THE SCIOTO RIVER, LOCATED SOUTHEAST OF THE INTERSECTION OF SOUTH RIVERVIEW STREET AND PINEY HILL LANE.

UH, THE PHOTOS HERE SHOW THE SITE'S EXISTING CONDITIONS.

THERE IS A SIGNIFICANT GRADE CHANGE FROM THE WEST TO EAST, AND A FLOOD PLAIN IS ON THE EASTERN HALF OF THE LOT.

THE ADDITION WILL BE BUILT IN THE GREEN AREAS HIGHLIGHTED HERE OUTSIDE OF THAT FLOODPLAIN, THE PROPERTY HAS SEEN A NUMBER OF CHANGES OVER THE YEARS, STARTING IN 2003, AND MOST RECENTLY HAD AN ADMINISTRATIVE APPROVAL TO COVER AN EXISTING DECK.

THERE ARE TWO RETROACTIVE WAIVERS THAT ARE REQUIRED FOR THAT DECK ROOF, AND WE'LL COVER THOSE TONIGHT.

THE APPLICANT PROPOSES A 140 SQUARE FOOT ADDITION.

THE APPLICANT IS REQUESTING A WAIVER TO THE SIDE YARD SETBACK AND IS PROPOSING A ZERO FOOT SETBACK, WHICH IS CONSISTENT WITH THE REST OF THE BUILDING.

THE PROPOSED BUILDING FOOTPRINT IS UNDER THE 25% MAXIMUM, AND STAFF IS SUPPORTIVE OF THIS EDITION.

THE ADDITION IS DESIGNED TO VISUALLY INTEGRATE WITH THE HOME WHILE MAINTAINING APPROPRIATE STRUCTURAL SUPPORT ON THE SLOPE SITE.

THE ADDITION WILL BE OFFSET BY 12 INCHES FROM THE EXISTING HOUSE, STAYING CONSISTENT WITH THE HISTORIC DESIGN GUIDELINES.

THE ADDITION WILL BE CLEARLY DISTINGUISHABLE FROM THE ORIGINAL HOME.

THE ROOF LINE IS BELOW THAT OF THE ORIGINAL HOME, AS WELL AS THE MATERIALS BEING DIFFERENT FROM THE CURRENT VINYL SIDING.

THE ROOF PITCH AND THE ROOF MATERIAL OF THE ADDITION BOTH NEED WAIVERS AS DESCRIBED IN THE REPORT.

SIMILARLY, THE DECK ROOF HIGHLIGHTED IN LIGHT GREEN TO THE RIGHT WAS NOT CONSTRUCTED AS APPROVED IN THE 2024 AA AND NEEDS THE SAME WAIVERS.

STAFF SUPPORTS BOTH OF THESE WAIVERS IN BOTH LOCATIONS BECAUSE THIS IS THE ONLY ROOF FORM OPTION THAT WILL NOT INTERFERE WITH THE EXISTING CROSS GABLE SHOWN WITH THE THREE WINDOWS.

ONCE YOU HAVE A ROOF PITCH AS FLAT AS THE DECK, WE ARE LIMITED TO THE MEMBRANE ROOFING.

THE SUPPORTING COLUMNS HIGHLIGHTED IN BLUE FOR THE ADDITION ARE CURRENTLY SHOWN AS PRESSURE TREATED.

LUMBER, UM, CONVERSATIONS WITH THE APPLICANT HAVE INDICATED THAT THEY INTEND TO WRAP THEM IN THE HARDY PLANK MATERIAL, THUS A CONDITION OF APPROVAL IS RECOMMENDED TO CLARIFY THAT INFORMATION PRIOR TO SUB, UH, PRIOR TO SUBMITTING THEIR BUILDING PERMIT.

THE SIDING WILL BE THE HARDY PLANK, UH, BOARD AND BATTEN WITH A SMOOTH FACTORY FINISH IN ARCTIC WHITE.

THE WINDOWS WILL BE ANDERSON 100 SERIES CASEMENT WINDOWS PAINTED WHITE, AND THE ROOF MATERIAL FOR THE ADDITION WILL BE THE CARLISLE SURE SEAL, EPDM, WHICH IS A FORM OF RUBBER MEMBRANE.

WE PREVIOUSLY NOTED THE WAIVER REQUIRED FOR THE ROOF MEMBRANE.

THE WINDOW MATERIAL WILL LIKEWISE NEED A WAIVER, AND THIS IS DONE TO MATCH THE EXISTING WINDOWS ON THE BUILDING.

UH, WHICH STAFF SUPPORTS THE MATERIAL SAMPLES ARE HERE IN THE FRONT.

ALL CRITERIA ARE MET OR NOT APPLICABLE FOR THE SIDE YARD SETBACK.
