THE APPLICANT NOW WANTS TO DO A SIDE LOADED GARAGE.
THE SECOND IS THE LITTLE BUMP OUT OF THAT GARAGE, UM, GABLE, WHICH WOULD BE BROUGHT FORWARD SLIGHTLY, UH, WHERE THE GARAGE ENTRANCE WOULD BE.
AND THE THIRD MODIFICATION IS THE FRONT FACADE, WHICH IS JUST PULLED FORWARD A LITTLE BIT TO ENHANCE IT AND TO CREATE MORE, UM, INVITING NATURE OF THAT FRONT FACADE.

THIS IS WHERE THE GARAGE IS SIDE LOADED AND IT IS BROUGHT FORWARD ALSO.

MY, MY ONLY QUESTION IS, IS THERE ANYTHING THE CODE THAT ONCE I TAKE THE BUILDING DOWN, THAT REQUIRES THEM TO BEGIN BUILDING ON THE LOT AFTER THIS HAS BEEN APPROVED AND IT'S BEEN DEMOLISHED? BUT, UH, WANTED TO ACKNOWLEDGE THE, UH, REASONS FOR A LOT OF THINGS THAT ARE HAPPENING WITH THIS PROJECT BECAUSE IT'S A, A PUBLIC PRIVATE COOPERATIVE, UH, DEVELOPMENT IN THIS CASE, UH, STARTED OUT BY THE CITY WANTING TO ENSURE THAT THIS AREA OF HISTORIC DUBLIN THAT HAS BEEN NEGLECTED FOR A LONG TIME, UH, WAS, UH, LOVED AND IN A WAY THAT IS STILL COMPATIBLE WITH THE CHARACTER OF THE DISTRICT.
THE CITY HAD BEEN GETTING INQUIRIES ABOUT LARGE SCALE DEVELOPMENTS THAT WERE OUT OF SCALE WITH THE AREA AND, UH, INCLUDED DEMOLITION OF THE HISTORIC STRUCTURE.
SO THE CITY TOOK THE INITIATIVE OF ACQUIRING EIGHT PARCELS ON THE SOUTH SIDE OF SOUTH RIVER STREET AND PUT OUT A REQUEST FOR PROPOSALS TO SEE IF THERE WAS ANY INTEREST IN DOING SOMETHING THAT ACCOMPLISHED THOSE GOALS.
SO THERE WERE TWO RESPONSES TO THE REQUEST FOR PROPOSALS.
UM, ATCH WAS ONE THAT WAS FAVORED BY CITY COUNCIL, AND THEY HAD, UH, ALREADY BUILT THEIR EXISTING BUILDING THERE AT THAT LOCATION AND CAME IN WITH A PRETTY EXCITING IDEA FOR, FOR THAT AREA.
SO, UH, AS PART OF THAT PROCESS COUNCIL FELT COMFORTABLE ENOUGH, THERE WAS A, A STEERING COMMITTEE THAT ALSO WAS MAKING RECOMMENDATIONS TO COUNCIL.
UM, THE ATCH TEAM SUBMITTED AN INFORMAL APPLICATION TO THIS BOARD THAT, UH, WAS LOOKED UPON FAVORABLY.
THERE WERE A COUPLE OF DIFFERENT SCENARIOS THERE.
ONE WAS A LITTLE MORE INTENSE THAN THE OTHER.
THE BOARD FAVORED THE LESS INTENSE ONE, UH, BUT ULTIMATELY THE THREE PARCELS TO THE SOUTH.
UH, AS PART OF A JOINT CONCLUSION BETWEEN THE CITY AND THE KATCH TEAM, UH, THEY CONCLUDED THAT THEY DID NOT NEED THOSE TO ACCOMPLISH THEIR VISION.
SO THOSE ARE THE THREE HOUSES THAT THEN WERE SOLD, UH, THROUGH AUCTION.
AND YOU'VE SEEN THEM, UH, GO THROUGH DIFFERENT, UM, APPROVALS AND THEIR, AND THEY'RE, AND DIFFERENT STAGES

OF ACTUALLY BEING RENOVATED RIGHT NOW.UM, IN SEPTEMBER OF 2023, A DEVELOPMENT AGREEMENT, A PRE-EX EXTENSIVE DEVELOPMENT AGREEMENT WAS APPROVED BY CITY COUNCIL AND, UH, AND CO H AND THAT KIND OF SET THE STAGE FOR ALL OF THE, UM, THINGS THAT HAVE BEEN COMING BACK TO YOU AND TO CITY COUNCIL BECAUSE AS PART OF THIS, ARE ALL THE PUBLIC IMPROVEMENTS ALSO THAT ARE ASSOCIATED WITH THIS PROJECT.
AND COMMITMENTS THAT THE CITY, UH, MADE TO, UH, IMPROVE THAT AREA OF TOWN.
CONCEPT PLAN CAME TO THIS BOARD IN, UH, EARLY 2024.
UH, WENT TO COUNCIL AFTER THAT GOT APPROVED, AND AT BOTH STAGES WITH SOME CONDITIONS.
THEN THERE WAS AN APPLICATION THAT CAME BACK TO YOU FOR THE PRELIMINARY DEVELOPMENT PLAN AND REZONING.
'CAUSE THOSE PARCELS WERE IN HISTORIC RESIDENTIAL, HISTORIC PUBLIC.
SO THEY WERE REZONED TO HISTORIC CORE, UH, THAT REQUIRED PLANNING COMMISSION AND COUNCIL APPROVALS, WHICH THEY OBTAINED.
AND THEN THEY CAME BACK TO YOU IN NOVEMBER OF LAST YEAR FOR THE FINAL DEVELOPMENT PLAN.
UM, AFTER THAT, AND THIS IS WHERE I WANTED TO BRIDGE THE GAP, IS THE PUBLIC IMPROVEMENT COMPONENT OF IT, BECAUSE AT THAT POINT, THE PRIVATE CONCEPTS WERE A LITTLE AHEAD OF THE PUBLIC CONCEPTS, AND WE NEEDED COUNCILS BUY-IN IN TERMS OF WHAT THAT LOOKED LIKE.
SO, UM, AND I APOLOGIZE IF THIS IS GONNA FEEL REPETITIVE, BUT THIS IS A MORE GRAPHIC WAY I WANTED TO SET THE STAGE.
BUT, UH, THIS WAS THE INFORMAL REVIEW, UM, VISION THAT WAS PRESENTED OR ORIGINALLY.
AND, UH, YOU CAN SEE THAT THERE WAS A CONCEPT THAT INCLUDED INFILL BETWEEN THE EXISTING HOUSES AND THE BOARD FAVORED ONE THAT WAS MORE CONSISTENT WITH THE EXISTING PATTERN.
UH, THERE WAS ALWAYS A VISION THAT THERE WOULD BE SOME KIND OF ENTRANCE TO THE PARK IN THAT VICINITY, AND THEN THAT THE AREA AROUND IT WOULD BE IMPROVED.
UM, THE CONCEPT FOR THIS, OTHER THAN KHATS, UH, TYPICAL, UM, MODEL OF HAVING THE SMALL OFFICE, UH, ENVIRONMENT, THEY ALSO ARE LOOKING AT ENLIVENING THIS, SO THEY'RE LOOKING AT ART MARKETS AND OTHER THINGS.
SO THE IMAGES YOU SEE ON THE RIGHT ARE WHAT MIGHT BE HAPPENING ON A WEEKEND OR DURING A, A FESTIVAL OR SOMETHING OF THAT NATURE.
SO THAT'S AT THE STAGE FOR THE TIME WHEN THE DEVELOPMENT AGREEMENT WAS SIGNED.
AT THAT POINT, THAT'S WHEN THE DECISION WAS MADE TO DISPOSE OF THE THREE PARCELS TO THE STAFF AND CONTINUE WITH THAT CONCEPT ON, UH, ON THE NORTH SIDE, UH, CONCEPT PLAN, UH, CAME IN AND AT THAT POINT, THE NORTHERN MOST HOUSE WAS, UH, SUGGESTED TO BE DEMOLISHED BECAUSE IT HAD VERY LOW CEILINGS AND THEY WERE GONNA REPLACE IT WITH A NEW STRUCTURE.
UH, WHEN THEY CAME BACK FOR PRELIMINARY DEVELOPMENT PLAN, THEY CONCLUDED THAT THEY COULD, IN FACT, UM, BY, BY REMOVING THE SEATING ON THE INSIDE, THEY DISCOVERED THEY HAD ENOUGH ROOM TO RESTORE THAT HOUSE.
BUT ALSO THE CITY, THE CITY'S CONSULTANT AS WE WERE GOING THROUGH THE PUBLIC IMPROVEMENT ENGINEERING AND VERY PRELIMINARY ENGINEERING, UM, CONCLUDED THAT IT WOULD BE BEST TO REALIGN THE INTERSECTION OF NORTH RIVERVIEW AND NORTH STREET.
SO THAT ALLOWED A LITTLE MORE SPACE FOR A PLAZA THAT THEY ALWAYS ENVISIONED, BUT THIS PROVIDED A LITTLE MORE SPACE.
SO THE CONCEPT INVOLVED TO INCLUDE THIS KIOSK IN HERE.
AND AT THE TIME THERE WAS SOME DISCUSSION ABOUT WHETHER THE STREETS WOULD BE BRICK.
UM, BUT THAT HAD NOT BEEN CONCLUDED BECAUSE THE STREETS WERE PART OF THE PUBLIC IMPROVEMENTS, AND ULTIMATELY THEY CAME BACK FOR, OH, AND THIS WAS A LITTLE BIT OF THE VISION AS WELL IN TERMS OF, UM, SOME OF THOSE MARKETS.
FINAL DEVELOPMENT PLAN WAS, UH, VERY SIMILAR TO WHAT YOU SAW BEFORE, AND THAT'S WHAT WAS APPROVED LAST YEAR WITH A FEW TWEAKS THAT WE'LL TALK ABOUT IN A MINUTE.
SO WITH THAT, WANTED TO START WITH, SO THESE WERE THE AREAS THAT ARE HIGHLIGHTED HERE IN THE RED CIRCLES THAT WERE DEFERRED AT THE FINAL DEVELOPMENT PLAN.
STAGE ONE WAS THE, UH, AREA BETWEEN THE, THE PROPOSED NEW BUILDING.
AND FOR THOSE OF YOU WHO WERE NOT HERE LAST YEAR, IT WAS RENOVATING THE THREE EXISTING BUILDINGS ON THE WEST SIDE OF NORTH RIVERVIEW STREET, RESTORING THE RED HOUSE ON THE EAST SIDE AND BUILDING ADDITIONS TO IT AND CONVERTING IT INTO A RESTAURANT, AND THEN BUILDING A BRAND NEW BUILDING ON, UM, THE EAST SIDE OF THE STREET ON TOP OF THAT SLOPE.
AND YOU MAY REMEMBER THAT THERE ARE SOME HISTORIC RUINS THAT WILL END UP BEING UNDERNEATH THE BUILDING.
SO THEY'RE BEING PRESERVED, UH, GIVEN THE, THE STEEP SLOPE AT THAT LOCATION.
SO, UM, THAT THOSE THREE ONES WERE LEFT TO BE DETERMINED AT A LATER STAGE.

UH, AGAIN, WE WANTED TO SEE HOW THE PUBLIC STREET LIGHTING WAS GONNA WORK SO THAT WE'RE, UM, RESPECTING THE PHOTOMETRIC, UM, CONCERNS THERE.
SO THAT'S THE ONLY OTHER ITEM THAT WAS LEFT OUTSTANDING.
SO WITH THAT, UH, WE WENT TO COUNCIL A COUPLE TIMES, ONCE IN LATE, UH, 2024 WITH THE, UH, BRICK STREET IDEA.
THEY HAD SOME CONCERNS ABOUT THOSE, ESPECIALLY GIVEN THE, UH, SLOPE OF NORTH STREET AND SOME OF THE, UH, UH, ISSUES THAT, UH, WE'VE HAD IN BRIDGE STREET WHERE SOME OF THE BRICKS WERE NOT HOLDING UP VERY WELL.
AND ALSO SOME CONCERNS ABOUT WHETHER THEY WERE, UH, PEDESTRIAN OR BIKE FRIENDLY.
SO THEY, UH, IN, IN THE END, IN EARLY 2025, THEY SELECTED THE CONCEPT THAT YOU SEE ON THE SCREEN WHERE THE STREETS ARE ASPHALT.
UH, BUT THEY WOULD HAVE BRICK CROSSWALKS LIKE WE HAVE ELSEWHERE IN THE HISTORIC DISTRICT.
AND THE ONE THING THAT'S A LITTLE BIT UNIQUE HERE, BECAUSE OF HOW NARROW SOME OF THOSE STREETS ARE, AND WE CAN'T AVOID HAVING TWO WAY STREETS THERE, IS THAT WE HAVE, UH, MULTIPLE CURBS.
SO FOR EXAMPLE, NORTH BLACKSMITH LANE FROM BRIDGE STREET TO NORTH STREET, UH, WILL BE, UM, ASPHALT, UH, 11 FEET OF ASPHALT.
AND THEN, UH, THE BRICK SIDEWALK.
BUT THAT BRICK SIDEWALK IS DESIGNED SO THAT IF THERE ARE TWO CARS COMING AND, UH, OPPOSITE EACH OTHER, SOMEBODY COULD PULL UP.
AND TO ACCOMMODATE THAT AND REDUCE THE WEAR AND TEAR, THERE WILL BE SOME GRANITE, UH, PAVERS, COBBLES BASICALLY BETWEEN THE MARABLE GRANITE CURB AND THE ACTUAL BRICK SIDEWALK.
SO WHERE YOU SEE THE RED LINE HERE, THAT'S THE GRANITE COBBLE.
AND WHERE YOU SEE THE BREAK IS BECAUSE THERE'S THE HISTORIC STONE WALL IN THERE.
SO IT ALL TIES, UH, TOGETHER WITH THAT STONE WALL.
UH, THERE WILL BE A TURNAROUND AT THE SOUTHERN END OF NORTH RIVERVIEW STREET SINCE IT'S A DEAD END, SO THAT PEOPLE CAN, UH, GET AROUND.
AND THEN THERE ARE A FEW PARKING SPACES BECAUSE OF TURNING RADIO FOR EMERGENCY VEHICLES AND OTHER EQUIPMENT, YOU CAN'T REALLY PUT TOO MUCH, UH, ON STREET PARKING IN THIS AREA.
SO THERE ARE A FEW PARKING SPACES THAT, UH, COUNCIL WAS IN FAVOR OF MAINTAINING THOSE FOR A DA ACCESS AND ALSO FOR LOADING AND UNLOADING.
UM, THE OTHER THINGS THAT YOU'LL SEE HERE IS THE, UH, IMPROVEMENTS IN THE GENERAL AREA.
SO THERE WILL BE A PATH THAT WILL CONNECT THIS WHOLE AREA TO THE WEST PLAZA AT THE END OF THE DUBLIN LINK BRIDGE.
SO THAT WOULD BE A WAY TO GET DOWN HERE WITHOUT HAVING TO GO AROUND THE WHOLE BLOCK AND NOT SHOW A COUPLE OF IMAGES HERE IN A BIT.
UM, THIS AREA HERE, WE CONCLUDED THAT THAT WILL BE THE, UH, EVENTUAL ENTRANCE TO THE PARK.
SO THIS, THIS AREA HERE BECOMES, UH, PRETTY MUCH A HUB COMING FROM EVERY DIRECTION.
THE AREA, THE SECTION OF NORTH STREET GOING UP TO HIGH STREET HAS NO SIDEWALKS RIGHT NOW.
AND AGAIN, THAT WILL BE ALL BRICK.
AND THEN THERE WILL BE SOME STREET TREES, LANDSCAPING LIGHTING, AND I'LL SHOW A LITTLE BIT MORE OF THAT.
SO TO THE RIGHT, AND I WON'T WANT TOO MUCH ON THAT.

AND THEN SOME OF THE PROPOSED TREES AND, AND LANDSCAPING.
AND THEN ONE LAST THING I WANTED TO MENTION IS THAT AS PART OF THIS IMPROVEMENT COUNCIL ALSO WAS IN FAVOR OF ADDING SOME ADDITIONAL PARKING A LITTLE BIT FURTHER, EXCUSE ME, DOWN THE HILL RIGHT NOW.
THERE'S SOME ON STREET PARKING IN FRONT OF THE BUILDING THAT'S, UH, AT THAT LOCATION, BUT THERE IS NONE, UM, HERE.
SO THE THOUGHT WAS THIS WOULD OFFER AN ADDITIONAL OPPORTUNITY FOR A DA PARKING AND SOME FUTURE PARK ACCESS.
SO THAT IS BEING INCORPORATED AS PART OF THIS PROJECT ALSO.
SO, SO WITH THAT, UH, WANT TO SHOW A COUPLE OF IMAGES IN TERMS OF HOW, AS WE TALK ABOUT THE PRIVATE IMPROVEMENTS, HOW THOSE MIGHT RELATE TO THE PUBLIC IMPROVEMENTS.

BUT THAT DOES OFFER THE OPPORTUNITY FOR PATIO SPACE AT THE FRONT DOOR TO, UH, THE RED HOUSE.
AND THEN THIS IS AN INITIAL RENDERING TO SHOW THE, UH, PATH THAT WILL CONNECT TO, UM, THE WEST PLAZA.
THEY ARE EXISTING STEPS THAT TERMINATE RIGHT NOW BY THE PATIO FOR NO, NO
SO THIS WILL BE CONNECTED AND PROVIDE ACCESS HERE, AND THEN THERE WILL BE LANDSCAPING AND IMPROVEMENTS AS YOU GO DOWN THE HILL SO THAT IT ALL TIES TOGETHER.
UM, ALSO WANT TO TAKE THIS OPPORTUNITY WE INCLUDED IN YOUR PACKETS, UH, A COPY OF AN HISTORIC AND ARCHEOLOGICAL STUDY THAT WAS DONE FOR THE AREA BECAUSE WE WONDERED THIS WHOLE TIME ABOUT THOSE HISTORIC CREW ONES AND THE STONE FOUNDATION OF THE RED HOUSE, AND WHETHER THOSE WERE TIED TO SOME OF THE EVIDENCE THAT WE HAD FROM OLDER MAPS THAT INDICATED THAT THERE USED TO BE SOMEWHAT OF THE INDUSTRIAL USES, THE TANNERIES, THE ARIES, AND SOME OF THOSE TYPES OF THINGS.
SO, UM, THE, THERE WERE TWO ASPECTS OF THE STUDY.
ONE WAS MORE OF A HISTORIC PRESERVATION, UH, EXPERT THAT LOOKED AT RECORDS AND WAS ABLE TO FIND A LOT OF FASCINATING INFORMATION, AND THEN AN ARCHEOLOGIST THAT HAD, UH, UH, MACHINES THAT COULD DE DETECT MAGNETIC, UH, ANOMALIES TO SEE IF THERE WERE ANY STRUCTURES.
SO WHAT YOU'RE SEEING HERE ON THE LEFT IS THE YELLOW IS THE FOOTPRINT OF THE RED HOUSE, THE PINK IS THE FOOTPRINT OF THE RUINS.
AND THEN YOU CAN SEE, UM, THE BLUE LINES ARE EXISTING WALLS, I'LL TALK ABOUT THOSE IN A SECOND.
AND THEN THE AREA THAT THEY WERE ABLE TO APPLY THAT MAGNETIC, UH, GEOPHYSICAL ANALYSIS, AND IN THE END IT WAS A LITTLE INCONCLUSIVE.
I THINK THEY FOUND ENOUGH TO SUGGEST THAT THE TANDY MAY ACTUALLY HAVE BEEN HERE, WHICH IT WOULD BE CONSISTENT WITH ONE OF THE OLDER MAPS IN THE AREA, BUT NOT COMPLETELY CONCLUSIVE.
AND THEN IN TERMS OF EVALUATING THE STRUCTURES, UM, UPFRONT, THEY DETERMINED THAT THOSE WERE OF A MORE RECENT VINTAGE THAN MAYBE WHAT WAS SHOWN IN THE 1850, UH, PLAT.
BUT, UH, EVIDENCE SUGGESTS THAT THEY STOLE FROM THE TURN OF THE CENTURY, LATE 18 HUNDREDS, EARLY 19 HUNDREDS, UM, THE RED HU SITS ON A PARTIALLY STONE FOUNDATION AND THEN IT TRANSITIONS TO CONCRETE.
AND SO THERE'S A GOOD CHANCE THAT THE ORIGINAL PART OF IT WAS, UH, MAY, MAY HAVE BEEN OLDER THAN THE REST OF IT.
UH, NONETHELESS, THE PROPERTIES WERE AT ONE TIME OWNED BY JOHN SELLS THE TOWN FOUNDER.
AND THE PROPERTIES JUST SOUTH OF THE RED HOUSE WERE ALL OWNED BY THE COMBS, WHO WERE VERY PROMINENT BUSINESS PEOPLE THAT OWNED A LOT OF BUSINESSES IN, IN LIN.
AND THEN IF YOU READ THAT, UH, UM, RESEARCH AS WELL, BACK IN THE FORTIES, UH, PRE PROMINENT COUP COUPLE LIVED IN THE RED HOUSE AND THEY, UH, DID A LOT OF MODERN IMPROVEMENTS ON THE INTERIOR, WHICH ARE, ARE, UH, AS THE APPLICANTS

WOULD ATTEST A LITTLE STRANGE IN, IN TERMS OF WHAT THEY'RE LEFT WITH STRUCTURALLY RIGHT NOW.BUT THEY ALSO EITHER BUILT OR INHERITED A POOL THAT WAS IN THE BACK OF THE HOUSE.
SO THIS MAP IS FROM THE EARLY SIXTIES, AND I MENTIONED A LITTLE EARLIER THE STONE WALLS, UH, THOSE STONE WALLS FOR THE MOST PART STILL EXIST.
THERE WAS A SECTION HERE THAT HAD TO BE REMOVED A FEW MONTHS AGO TO ALLOW FOR THE CONSTRUCTION ENTRANCE AND THE TREE REMOVAL, BUT THE STONES ARE PILED UP UNTIL THEY'RE READY TO BE RECONSTRUCTED.
AND THAT WILL BE DONE IN COORDINATION WITH THE PATHS THROUGH THE PARK.
SO THOSE, UH, THERE WILL BE INTERPRETIVE SIGNAGE AS PART OF THE PARK.
AND, UH, SOME OF THOSE, OR ALL, ALMOST ALL OF THOSE STONE WALLS WOULD BE, WILL BE RESTORED.

BUT THERE'S EVIDENCE THAT THIS AREA WAS ALL TERRACE BEFORE WITH FLAT, FLAT PORTIONS WITH STONE ON THE FRONT EDGE.
AND SO THE DESIGN THAT'S BEING PROPOSED RIGHT NOW PICKS UP ON THOSE IDEAS BY CREATING THE TERRACING THAT YOU SEE IN HERE.
AND BECAUSE OF THE SLIGHT WIDENING OF THE STREET TO INCLUDE THE SIDEWALK, UH, THE GRADE WILL BE EVEN STEEPER AT THE BEGINNING.
SO THERE IS A RETAINING WALL THAT, UH, REQUIRED TO BE HERE.
SO, UH, ON THAT TABLE, THEY HAVE THE DIFFERENT MATERIALS AND THERE'S A MIXTURE OF, UH, KIND OF A BLEND OF THE DIFFERENT STONE MATERIALS THAT ARE SELECTED FOR ALL OF THE STONE THAT YOU SEE HERE.
AND THE INTENT IS TO HARMONIZE WITH THE STONE ON THE, UH, RED HOUSES FOUNDATION.
SO THE FIRST SET OF STEPS WOULD BE CONCRETE STEPS, BUT WITH, WITH STONE WALLS.
AND YOU GET YOU DOWN TO A LANDING IN HERE.
AND WHAT YOU'RE SEEING IN THE BACKGROUND IS THE EQUIPMENT ENCLOSURE FOR THE MECHANICALS FOR THE NEW BUILDING, AND THEN ON THE RIGHT, UM, MECHANICAL ENCLOSURE FOR THE RED HOUSE.
BUT THEY'RE ALL DESIGNED TO BLEND IN WITH SIMILAR MATERIALS.
SO ONCE YOU GET TO THIS CONCRETE LANDING HERE, WHICH OFFERS ANOTHER AREA THAT THE PUBLIC COULD VISIT OR CUSTOMERS OF THE, UH, FACILITIES COULD, UM, TAKE, UH, ADVANTAGE OF, AND WITH THE VIEWS, THEN IT TRANSITIONS TO LIMESTONE STEPS THAT AGAIN, HEARKEN BACK TO THE ORIGINAL, UH, CHARACTER AND WITH THE, UH, WITH THE TERRACING IN HERE.
AND THEN EVENTUALLY THERE'LL BE THE PARK PATHS THAT THESE STEPS WILL LEAD INTO.
AND HOWEVER WE, UH, COLLECTIVELY DECIDE THESE THROUGH ONES WOULD BE EVENTUALLY USED.
SO WITH THAT, THERE WILL BE SOME LIGHTING ON THE UNDERSIDE OF THE STONE CALVES.

SO, UH, THAT KIND OF SETS THE STAGE.
THEN I MENTIONED THE STEPS AND THE RAMP IN HERE.
UM, AS YOU SAW ON THAT IMAGE, THE WALLS AROUND THAT LANDING WILL BE STONE WALLS, BUT THEY WILL BE OF A SIMPLER, MORE MODERN DESIGN.
UH, BUT WE HAVE THE HISTORIC STONE WALLS THAT WILL HAVE TO BE RELOCATED, THAT THAT ALREADY EXISTS TO THE EXTENT POSSIBLE.
BUT, UH, THE INTENT IS TO RECREATE THOSE AS YOU SEE IN THIS IMAGE HERE.
SO THAT WOULD BE RECREATED, UH, ALONG THE FRONTAGE OF THE RED HOUSE, AND THEN INTERMITTENTLY HERE IN FRONT OF THE NEW BUILDING, UH, WHERE THEY NEED THOSE PLANTING BEDS TO BE A LITTLE MORE VISIBLE.
THEY'RE BEING CREATIVE IN THAT THE WALLS ARE NOT FULL HEIGHT, BUT THE VERTICAL STONES WOULD BE USED AS EDGING TO, UH, THOSE PLANTING BEDS.
AND WE THINK THAT'S A GOOD SOLUTION FOR THAT.
THE, TO MAKE THE TRANSITION BETWEEN THE HISTORIC WALL AND THE MODERN WALL, UH, SO THAT IT'S NOT AN AWKWARD, UH, UH, CHANGE.
UH, THE PROPOSAL IS TO INCLUDE A QUART 10 STEEL PLANTER THAT PICKS UP ON THE COLOR OF THE BRICK A LITTLE BIT AND, AND THE HOUSE.
SO THAT'S THE BOX THAT YOU SEE IN HERE, KINDA, UH, PROVIDES THAT TRANSITION AND WILL INCLUDE PLANTINGS WITHIN IT.
AND THEN THERE WILL BE SOME ADDITIONAL PLANTERS, UH, TO FURTHER SCREEN THE MECHANICAL ENCLOSURE.
THOSE WOULD BE GENERALLY THE SAME MATERIAL AS THE BUILDING, WHICH IS THAT, UM, RED, UM, I'M SORRY, GRAY WOOD FINISH.
AND THEN THE TOP OF THE MECHANICAL ENCLOSURES, BOTH THE, UH, LARGE ONE AND THE SMALL ONE WOULD BE A GRID SYSTEM THAT'S, UH, MADE OUT OF WOOD AND PAINTED THE RESPECTIVE COLOR.
SO IT'LL BE RED ON THE SMALLER ONE AND GRAY ON THE TOP ONE SO THAT YOU DON'T, THEY'RE OPEN, BUT THEY, YOU DON'T NECESSARILY SEE THE MECHANICAL EQUIPMENT AS YOU ARE LOOKING DOWN.
ALRIGHT, MOST OF THE OTHER THINGS ARE MINOR CHANGES, SO I'LL TRY TO GO THOSE, UH, THROUGH THOSE A LITTLE QUICKER.
THE PLAZA, UH, AS THE ENGINEERING CONTINUED TO EVOLVE FOR THE PUBLIC IMPROVEMENT, UH, THE PLAZA WAS ABLE TO EXPAND A LITTLE BIT FURTHER TO THE WEST, AND SO THAT PROVIDED MORE SPACE.
AND THEN THERE WAS ALSO A DESIRE TO MAKE THOSE CROSSWALKS AS WIDE AS POSSIBLE INTO PAINTING THAT, THAT'S GONNA BE A CONFLUENCE POINT.
SO THAT ENABLED THEM THE STEPS GOING DOWN BECAUSE IT IS AT A SLIGHTLY LOWER GRADE.
SO THESE ARE STEPS IN HERE, UH, THAT GOT WIDER THAN WHAT THEY WERE BEFORE.
AND THE COLOR OF THE PAVERS WITHIN THE PLAZA.

THE COLOR WILL MATCH TO THE EXTENT POSSIBLE, THE COLOR OF THE BRICK, UH, THE STONE VENEER AND, UH, UH, WILL BE COMPLEMENTED BY LANDSCAPING.
THE ONLY OTHER THING WITH THE NEW BUILDING IS, UH, THIS IS THE VERSION THAT YOU SAW LAST YEAR.
YOU CAN SEE THAT THE, THERE'S A CHIMNEY, UH, THAT WAS PROPOSED BEHIND THE FRONT ENTRANCE, WHICH WAS ONE OF FOUR CHIMNEYS THAT WERE, UH, LOCATED AROUND THE DIFFERENT SIZE OF THE BUILDING.
UH, THE CURRENT PLAN EXCLUDES THAT CHIMNEY AND THERE WAS ALSO SOME CONSIDERATION FOR REMOVING THE CHIMNEY ON THE SOUTH.

AND SO STAFF HAS SOME CONCERNS ABOUT, UH, COMPLETELY LOSING TOO MANY CHIMNEYS AND WHETHER THERE MAY BE SOME ADDITIONAL, UM, ARCHITECTURAL TREATMENTS THAT MAY MAKE UP FOR THOSE.
SO WHAT WE ARE RECOMMENDING IS THAT FOR THE BOARD TO GIVE US SOME FLEXIBILITY TO LOOK AT THAT FINAL DESIGN, BUT WITH THE CONDITION THAT WE WILL HAVE NO LESS THAN THREE CHIMNEYS.

THE SMALL BUSINESSES WHO WILL GET SOME DISRUPTION DURING THIS CONSTRUCTION AND HAVE SOME DISRUPTION GOING ON RIGHT NOW THAT'S AFFECTED THEIR BUSINESS.
AND I WAS HOPING SOMEONE FROM THE CITY COULD GET IN CONTACT, PARTICULARLY WITH HER AND WITH THE OTHER BUSINESSES SURROUNDING THAT AND WORK AS LIAISON AS THIS PROJECT, WHICH I IMAGINE WILL TAKE A LITTLE WHILE TO COMPLETE, UH, TO MAKE SURE THAT THEIR BUSINESSES AREN'T, ARE INTERRUPTED AS LITTLE AS POSSIBLE.

SO ALL OF THOSE, AS THESE CONTINUE TO MATERIALIZE, ARE BEING METICULOUSLY, UH, LOOKED AT.
