WE WELCOME PUBLIC PARTICIPATION, INCLUDING PUBLIC COMMENT ON THE CASES THE MEETING PROCEDURE, UH, UH, FOR EACH CASE.

THIS EVENING WILL BEGIN WITH A STAFF PRESENTATION FOLLOWED BY AN OPPORTUNITY FOR THE APPLICANT TO MAKE A PRESENTATION IF DESIRED.

THE APPLICANT MAY PRESENT FIRST.

THE BOARD WILL THEN ASK CLARIFYING QUESTIONS OF BOTH THE APPLICANT AND STAFF, FOLLOWED BY PUBLIC COMMENTS BEFORE DELIBERATING ON EACH CASE.

IT'S A NEWLY SPLIT LOT AND AS YOU MIGHT EXPECT, THERE ARE SOME FLOODPLAIN IMPACTS.

THESE ARE THE GENERAL SURROUNDINGS.

THE AREA IS MOSTLY COMPOSED OF BACKGROUND BUILDINGS AND VACANT LOTS.

THE QUARTER ACRE SITES, IT'S ABOVE THE SCIOTO RIVER AND THE 1% ANNUAL CHANCE FLOOD LINE IS INDICATED BY THE BLUE DASH.

THE PROPOSED MAIN ELEVATION IS A ONE AND A HALF STORY FACADE.

IT'S GOT SIMPLE TRADITIONAL FORMS WHICH FOLLOW GUIDELINES 5.0 AND 5.1 B.

THERE IS A PROJECTING L THAT ALLOWS A FRONT DOOR UNDERNEATH A PORCH.

THIS IS A VERY TRADITIONAL ARRANGEMENT.

THERE'S A SMALL SHED ROOF ABOVE THE PORCH, WHICH WILL NEED A WAIVER REQUEST.

WHEN WE GET TO MINOR PROJECT, THE GARAGES ARE DIMINISHED IN IMPORTANCE, WHICH IS A REALLY GOOD THING.

RIGHT ON THE ROAD HERE, THERE'S A SIDE LOAD, TWO CAR GARAGE WHERE THE ARROW INDICATES, AND THEN THE RECESS SINGLE CAR GARAGE TOWARDS THE BACK.

THE BOARDS REQUESTED TO COMMENT ON THE MASSING AND THE ROOF PITCH WAIVER PLEASE.

THE CENTER PORTION COMES FORWARD.

AS YOU CAN SEE, DECKS ARE SHOWN, UH, THAT UPPER CENTER PORTION OF THE DECK IS PROPOSED TO BE SCREENED IN.

SO WE'VE GOT SOME CONCERNS WITH SOME MATERIALS AND MASSING EFFECTS AND WHETHER THAT WILL READ AS A SOLID BLOCK DEPENDING ON THE MATERIAL THAT'S SHOWN.

UM, OVERALL, THE, UH, WINDOW ARRANGEMENTS APPEAR APPROPRIATE AT THIS POINT, AND THE MATERIALS ARE ESSENTIALLY AS PROPOSED ON THE FRONT.

THE NORTH SIDE SHOWS HOW THE, UH, RIVERSIDE, IF YOU WILL, IS ARRANGED WHERE THE MASSING GENERALLY SLOPES DOWN TOWARDS THE RIVER.

UH, THE ROOF FORMS ARE SIMPLE.

THE PERPENDICULAR GABLES ARE OF SIMILAR HEIGHT AND NOT OVERWHELMING EACH OTHER.

THIS LENS OF COHESIVENESS AND, AND PERPETUATES HISTORIC PROPORTIONS, THE WINDOWS ARE APPROPRIATELY ARRANGED.

THE REAR DAL LINE AND THE MATERIALS ARE AGAIN, THE STONE AND THE HORIZONTAL SIDING.

THE SOUTH SIDE IS ESSENTIALLY THE SAME TYPE OF ARRANGEMENT.

YOU CAN SEE THE GARAGE, UM, LAYOUT, ESPECIALLY IN THE 3D MODEL.

AND AGAIN, THE MASSING GENERALLY STEPS DOWN THE HILL TO THE RIVER.

AND OVERALL, WE APPRECIATE THE APPLICANT'S EFFORTS AT THIS EARLY STAGE.

SO QUESTIONS FOR CONSIDERATION INCLUDE THE MASSING, ESPECIALLY THE FRONT AND THE REAR.

UH, THE SUPPORT FOR THE ELEVATIONS AS CONCEPTUALLY SHOWN WAIVERS FOR THE REAR HEIGHT AND THE ROOF PITCH, WHETHER OR NOT THE MATERIALS APPEAR ACCEPTABLE AT THIS, AGAIN, THIS EARLY STAGE AND ESPECIALLY THE PORCH SCREENING.

I, I MEAN, I, I WOULD SAY FROM MY SIDE, IT JUST, IF YOU PICK SOMETHING IN MY MIND, I WAS LOOKING AT LOGIC, EITHER IT WOULD BE KIND OF AT THE FLOOR, THE, THE, THE LIVING FLOOR LEVEL WOULD BE KIND OF, EVEN WITH THE FRONT, I'M NOT SURE I HAVE A SURE.

SO IF YOU SEE WHERE THE, WHERE THE, UH, I DON'T KNOW, THE FOUNDATION, UM, IS LOWER, BUT IF YOU LOOK AT THE SOUTH SIDE, IT'S NOT REALLY AT THE FLOOR LEVEL EITHER.

SO IT JUST, IT'S NOT AT THE FLOOR LEVEL, THE GARAGE OR THE FLOOR LEVEL OF THE, OF WHATEVER'S AROUND THERE.

SO IT JUST FEELS LIKE IT'S KIND OF IN THE MIDDLE SOMEWHERE.

FOR ME, IT'D MAKE MORE SENSE IF IT WAS EVEN OR AT A DIFFERENT LEVEL.

AND THE PORCH DECKING IS THERMALLY MODIFIED WOOD TONGUE AND GROOVE.

SO THAT'S GONNA BE VERY APPROPRIATE TO THE ORIGINAL PORCHES ON THE ADDITION.

AND THESE MATERIALS ARE UP FRONT THERE.

THE FOUNDATION IS GONNA BE THE GREEN TEA ORCHARD LIMESTONE VENEER.

THE SAME STANDING SEAM ROOF WILL BE USED, BUT WITH A NARROWER SPACING.
