SO I'M JUST HIGHLIGHTING THOSE TO SAY THAT WE HAVE THIS MECHANISM FOR AN ENCROACHMENT AGREEMENT THAT WILL BE DONE SEPARATELY FROM THIS BOARD. UH, SO WHY THEY, THE SETBACK IS MINUS SOMETHING, BUT THAT'S HOW IT GETS, UH, HANDLED. THE, UH, SIDE YARD SETBACK AND THE FRONT YARD SETBACK IN THE HISTORIC CORE, WHICH WILL BE THE ZONING. IF COUNCIL APPROVES IT, IS ZERO, THE REAR YARD SETBACK IS FIVE FEET, AND THE SHED IS WITHIN FOUR FEET OF THAT SETBACK. SO, UH, THAT'S RIGHT AT THE 20% THRESHOLD WHERE THIS BOARD IS, HAS THE AUTHORITY TO GRANT WAIVERS. AND WE THINK THAT THAT'S, UH, UH, LEGITIMATE REQUESTS HERE. THE, UH, SHED IS NEEDED TO SUPPORT SOME OF THE OTHER USES THAT ARE ENVISIONED AT THIS SITE, AND IT REPLACES A MUCH LARGER GARAGE THAT ACTUALLY USED TO ENCROACH INTO THE PUBLIC RIGHT OF WAY. SO HAVING IT FOUR FEET OFF OF THE NEW RIGHT OF WAY, WHICH IS EVEN A LITTLE FURTHER BACK, UH, IT, IT SEEMS LIKE THAT'S A GOOD COMPROMISE. AS PART OF THE, UH, APPROVAL, YOU, YOU HAVE A LANDSCAPE PLAN, OVERALL LANDSCAPE PLAN AND THE TREE PRESERVATION PLAN. SO WITHIN THE PROJECT SIDE, THERE WILL BE VERY FEW TREES THAT COULD BE PRESERVED. SOME OF 'EM ARE IN NOT THE GREATEST SHAPE. SOME OF 'EM, UH, MANY ARE IN THE WAY OF THE DEVELOPMENTS. SO THE WHOLE EFFORT THOUGH, HAS BEEN TO MINIMIZE, UH, BRING THE BUILDING AS CLOSE AS POSSIBLE TO THE STREET TO MINIMIZE THE IMPACT ON THE TREES AND PRESERVE AS MANY OF THEM AS POSSIBLE WITHIN THE PARK. AND IN THIS CASE, THE CITY BA BASED ON THE DEVELOPMENT AGREEMENT, IS RESPONSIBLE FOR THE ACTUAL REPLACEMENTS. SO AT THIS POINT, THAT'S ENVISIONED TO HAPPEN WITHIN THE PARK PROJECT WHEN THOSE IMPROVEMENTS TAKE PLACE. UH, AND THE, IN TERMS OF THE LANDSCAPE PLANS, UH, WE'LL TALK A LITTLE BIT, A LITTLE LATER ABOUT THE INDIVIDUAL SITES, BUT IN TERMS OF CODE REQUIREMENTS, UH, TECHNICALLY THE BUILDINGS ON THE EAST SIDE HAVE TO HAVE LANDSCAPING ON THE SIDES AND BACK. GIVEN THE STEEP SLOPES HERE AND SOME OF THE, UH, REVISIONS, UM, AND SOME OF THE ITEMS THAT ARE STILL BEING WORKED ON, WE EXPECT THAT THOSE WILL BE ADDRESSED AT A LATER DATE WITH AN AMENDED FINAL DEVELOPMENT PLAN. UM, IN THE MEANTIME, STEPH IS SUGGESTING THAT ON THE WEST SIDE OF THE STREET, SINCE THERE'S REALLY NO ROOM FOR STREET TREES, THAT IF IT'S POSSIBLE TO ADD A COUPLE MORE TREES ON PRIVATE PROPERTY TO MAKE UP FOR THE STREET TREES, THAT THAT'S ONE SUGGESTION. AND THEN ON THE EAST SIDE, AND THIS IS VERY LIMITED SPACE, THEY'RE SHOWING AN ORNAMENTAL TREE RIGHT IN FRONT OF THE BUILDING. IF THERE IS ENOUGH ROOM TO ADD ANOTHER ONE, AGAIN, THAT MAY HELP MAKE UP FOR THE LACK OF SPACE FOR STREET TREES. A FEW AREAS THAT, UH, WERE MENTIONED, THE AREA BETWEEN THE TWO BUILDINGS, UH, WANTED TO POINT OUT THAT BECAUSE OF THE, UH, REALIGNMENT OF SOME OF THE STREETS, THE GRADING IS CHANGING QUITE A BIT. AND SO, UM, I THINK I AT LEAST, UH, ORIGINALLY THOUGHT THAT THE GRADE WAS GONNA BE THE SAME. SO THERE'S ALREADY STEPS GOING DOWN BY THE RED HOUSE RIGHT NOW. THE, UH, ROOF MATERIAL, UM, TO START WITH IS THAT THE METAL SHINGLE THAT WAS DESCRIBED AND, AND STAFF AGREES THAT A BIGGER SHINGLE FOR THE VOLUME OF THE ROOF, UM, MAKES A LOT MORE SENSE THAN SMALLER SHINGLES. THAT THE CONCERN THAT WE'VE HAD IS NOT HAVING SEEN THAT PRODUCT IN PERSON AND HOW IT WEATHERS, UM, WHEN IT'S EXPOSED TO HEAT AND COLD. KINDA, UH, STRAIGHT LINE LIGHTS THAT ALLOW FOR SOME, UH, ILLUMINATION OF THE COUNTER SPACES. AND THEN THERE'S SOME FURNITURE THAT'S BEING PROPOSED WITHIN THE PLAZA THAT, UH, UM, A BUNCH OF INFORMATION HAS BEEN ADDED. AND IN TERMS OF SOME OF THE TOOLS THAT WOULD BE SEMI-PERMANENT, SOME OF THE CARTS THAT WOULD BE SEASONAL, THAT WOULD BE STORED WITHIN THAT SHED WE JUST TALKED ABOUT. UM, WE FEEL EVEN THOUGH THAT'S, UH, LIKELY WAS TWO SEPARATE PORCHES BEFORE, BUT IT LENDS ITSELF TO THE, UH, PROPOSED USES WITHIN THIS BUILDING AND ADD SOME NICE CHARACTER. OTHERWISE, FOR THE MOST PART, THE WINDOWS ARE EITHER REPAIRED, BEING REPAIRED OR REPLACED. UM, WITH SIMILAR ONES, UH, THEY WOULD BE, IF THEY ARE REPLACED, THEY THE SAME PALLET PRODUCT WE JUST TALKED ABOUT, AND THEY WOULD MIMIC THE PATTERN FOR THE, UH, OF THE EXISTING OTHER THAN SOME OF THE EXISTING WINDOWS. AND SO SOME OF THE WINDOWS ARE CHANGING A LITTLE BIT HERE, AND THE SIDING IS BEING REPLACED WITH, UH, HARDY SIDING. THAT'S A LITTLE BIT NARROWER TO DISTINGUISH IT FROM THE ORIGINAL STRUCTURE. THE, UH, MAIN, UH, PART OF THE HOUSE. UH, AGAIN, THEY'RE, THEY'RE SAYING THAT IF THE SIDING COULD BE REPAIRED, THEY WERE REPAIRED, OTHERWISE IT MAY NEED TO BE REPLACED. AND IF IT IS REPLACED AT THIS POINT, THE UM, PROPOSAL IS TO USE SIX INCH, UH, HARDY SIDING. ONE THING WE WANTED TO NOTE IS THAT THE NORTH SIDE OF THIS STRUCTURE HAS DIFFERENT SIDE. IT HAS THAT DROP SIDING WITH THE LITTLE BEVEL. AND IT'S KIND OF INTERESTING THAT IT'S DIFFERENT FROM THE SIDING OF THE REST OF THE HOUSE. AND IT'S NOT CLEAR WHETHER THAT'S INTENTIONAL TO DISTINGUISH THE FRONT, UH, THE, THE TWO SIDES OF THE FRONT ON A STREET, UH, FROM THE INTERNAL SIDE OR WHETHER IT'S PART OF THE EVOLUTION OF THIS HOUSE. AND, BUT IT DOES HAVE A UNIQUE CHARACTER. AND IF THAT COULD BE, EVEN IF IT NEEDS TO BE REPLACED, REP REPLICATED, UH, IT, IT ADDS A LITTLE BIT OF CHARACTER TO THAT. AND THEN ANOTHER COMMENT THAT'S UNIVERSAL TO ALL HOUSES IS THERE'S A FREEZE BOARD TRIM UNDERNEATH THE EAVES. UH, THAT IS VERY COMMON AND THE STRUCTURE. SO IF THE SIDING IS BEING REPLACED, WE'D LIKE TO SEE THAT CHARACTER, UH, PRESERVED AS WELL. AND THEN THE FINAL THING WITH THIS PARTICULAR HOUSE IS THE EXISTING GUTTERS ARE, ARE HALF ROUND GUTTERS, WHICH IS A HISTORICAL PROFILE. UM, MOST OF THE OTHER OTHERS ARE MORE TRADITIONAL, UH, MORE MODERN WITH THE, WHAT THEY CALL CASE STYLE OR OG STYLE GUTTERS. IN THIS PARTICULAR HOUSE, WE RECOMMEND THAT THEY USE THE HALF ROUND, UH, BECAUSE IT IS THERE AND, AND THERE IS HISTORY OF THAT WANTED TO, THIS IS THE ONLY ONE THAT I'M SHOWING THE BLACK AND WHITE ELEVATION, JUST BECAUSE IT ALSO SHOWS THE PERGOLA THAT'S BEING PROPOSED BEHIND THE HOUSE AND WANTED TO SHOW IT FROM A SCALE PERSPECTIVE. SO IT WOULD BE ABOUT A FOOT AND A HALF AWAY FROM THE HOUSE, AND THE HEIGHT WOULD BE JUST UNDERNEATH THE EAVE SO THAT IT DOESN'T OVERWHELM THE STRUCTURE. COMBINE THE LANDSCAPING AND THE LINING HERE, THE LANDSCAPING COMBINATION OF SHRUBS AND PERENNIALS AND FLOWERING PLANTS AND, UH, SOME ORNAMENTAL TREES ON THIS SIDE THAT BASICALLY, UH, SURROUND THE HOUSE AND THE PATIO AND SOFTEN, UH, ALL OF THOSE EDGES. AND THEN THEY ARE PROPOSING A CRAFTSMAN STYLE LANTERN, UH, BY EACH OF THE, UH, DOORS THERE, THE FRONT AND THE BACK DOORS. THE, UH, THERE IS AN EXISTING CANOPY IN THE BACK, AND WE TALKED BEFORE ALSO A SOMEWHAT OF A FLAT ROOF PORTION THAT WOULD BE REPLACED BY A NEW SMALLER CANOPY AND A MANSARD ROOF TO ADD HEADROOM AND IMPROVE THE, UH, APPEARANCE ON THE NORTH SIDE OF THE BUILDING.
