SO MOVED. SECOND, PLEASE. SECOND ROLL, PLEASE. MR. MURPHY? YES. MR. KRETZ? YES. MR. DASHER? YES. MR. NYE? YES. WITH REGARD TO THE CASE THIS EVENING AND THE SWEARING IN OF WITNESSES AND STAFF, IF THERE'S ANYONE INTENDING TO ADDRESS THE BOARD ON THE LONE CASE THIS EVENING, PLEASE STAND, RAISE YOUR RIGHT HAND AND ANSWER IN THE AFFIRMATIVE. PERFECT. STAND OUT FOR ME PLEASE. THANK YOU VERY MUCH. DO YOU SWEAR OR AFFIRM TO TELL THE TRUTH, THE WHOLE TRUTH, AND NOTHING BUT THE TRUTH IN YOUR TESTIMONY TO THIS BOARD? ALRIGHT, GREAT. THANK YOU. THIS IS CASE TWO [Case #23-043] THREE DASH SEVEN EIGHT, THE COTTERMAN RESIDENCE AT 67 21 DUBLIN ROAD. WITH REGARD TO A NON-USE VARIANCE, SPECIFICALLY, THIS IS AN APPLICATION FOR A VARIANCE REQUEST TO ZONING CODE SECTION 1 5 3 1 9 0 E ONE, LOWERCASE G, SECTION 1, 5 3 1 9, CAPITAL, EXCUSE ME, 1 1 9 0 CAPITAL E, ONE I TWO, AND SECTION 1 53 0.190 E ONE LOWERCASE F THREE, LOWERCASE B TO ALLOW FOR A NEW RESIDENTIAL HOME WITH DESIGN ELEMENTS THAT DEVIATE FROM THE RESIDENTIAL APPEARANCE STANDARDS. THE 1.2 ACRE SITE IS ZONED R DASH ONE THAT'S RESTRICTED SUBURBAN RESIDENTIAL DISTRICT AND IS LOCATED APPROXIMATELY 860 FEET NORTHWEST OF THE INTERSECTION OF DUBLIN ROAD AND INDIAN RUN ROAD. THE CITY'S PRESENTATION WILL BE BY ZACH HOUNSHELL. ZACH, THANK YOU VERY MUCH. UH, WELL, GOOD EVENING. THE SITE WE'RE REVIEWING TONIGHT IS HIGHLIGHTED IN YELLOW ON YOUR SCREEN THAT STATED IT'S 1.2 ACRE IN SIZE ZONED R ONE. UH, THIS IS NOT A PART OF A PLANNED, UH, NEIGHBORHOOD, SO THAT IS WHY IT'S REVIEWED UNDER THE STANDARD CODE AND REVIEWED UNDER THE, UM, NEIGHBORHOOD DESIGN GUIDELINES. JUST TO GIVE SOME MORE CONTEXT IN TERMS OF WHERE THE SITE IS LOCATED AND HOW IT SORTS OUT, UH, THE STRUCTURE THAT YOU SEE CURRENTLY ON THE SITE, UH, WAS DEMOLISHED PREVIOUSLY, EARLIER THIS YEAR. IT RECEIVED A BUILDING PERMIT TO DO SO. UH, SO THEY FOLLOWED ALL PROCEDURES AND IN TERMS OF REMOVING THE STRUCTURE FROM THE SITE, SO THE SITE IS CURRENTLY VACANT, UM, RELATIVELY FLAT AS IT DOES SLOPE TOWARDS THAT WEST PROPERTY LINE ABOUT EIGHT TO 10 FEET. UH, BUT NOTHING TOO SIGNIFICANT. UH, THERE'S A SIGNIFICANT AMOUNT OF VEGETATION AND MATURE TREES HERE ON THE SITE, WHICH MOST WILL BE, UH, NOT IMPACTED WITH THIS PROPOSAL. AND JUST TO GIVE YOU AN IDEA OF SOME OF THE EXISTING CONDITIONS, THE SITE IS SERVICED BY A PRIVATE DRIVE THAT SERVICES FOR, UH, SINGLE FAMILY LOTS ALONG THE SOUTH SIDE OF ALL, ALL THESE PROPERTIES. [00:05:01] SO THE SITE DOESN'T HAVE FRONTAGE ON RIGHT OF WAY, UH, BUT THE ADDRESS IS STILL DUBLIN ROAD, SO THAT THAT DUBLIN ROAD SIDE WOULD STILL BE THE FRONT. UM, BUT YOU CAN SEE BOTH THE DRIVE, THE PRIVATE DRIVE, AND THEN THE DRIVEWAY ENTRANCE INTO THE SITE AS WELL AS WHAT THE STRUCTURE PREVIOUSLY LOOKED LIKE. AGAIN, THIS DOESN'T REALLY PLAY INTO TOO MUCH OF THE REVIEW TONIGHT, BUT JUST TO GIVE YOU AN IDEA OF SOME OF THE ELEMENTS, UH, THAT ARE STILL REPLICATED WITH WHAT'S BEING PROPOSED. SO THE VARIANCES TONIGHT ARE SOLELY TO THE RESIDENTIAL APPEARANCE CODE. UM, IN TERMS OF SITE SETTING LOT COVERAGE WHERE IT'S LOCATED, ALL OF THOSE REQUIREMENTS, UH, ARE STANDARD REQUIREMENTS AND THOSE WILL BE REQUIRED TO BE MET. UH, WHAT'S CURRENTLY PROPOSED WOULD MEET THE, THOSE REQUIREMENTS. SO THOSE ARE NOT, UH, CONCERNS OF STAFF AT THE MOMENT. THE CONCERNS ARE, OR THE, THE VARIANCES ARE TO, UH, THE WAY THE MASSING OF THE, THE HOME, UH, THE ROOF PITCH, THE, THE TRIM AROUND WINDOWS, WHICH IS A REQUIREMENT, UH, AND THEN THE COMBINATION OF GARAGE DOORS. AND JUST TO GIVE YOU AN IDEA OF THE PROPOSED HOME, YOU KNOW, AS STATED, THESE ARE ALL, UH, VARIANCES TO THE APPLICABLE RESIDENTIAL APPEARANCE, DESIGN LINE DESIGN GUIDELINES. THOSE ARE MINIMUM REQUIREMENTS AND THEY DON'T QUITE CAPTURE, UH, MORE MODERN DESIGNS AS WE'VE, WE HAVE SEEN THESE REQUESTS IN THE PAST. UH, SO VERY SIMILAR IN TERMS OF THOSE REQUESTS. IT IS MORE MODERN. YOU HAVE THOSE, UH, LESS STEEP ROOF PITCHES, UM, MORE MODERN WINDOW DESIGNS WITHOUT TRIM OR SHUTTERS. UH, AND THEN THE GARAGE DOORS THAT ARE PROPOSED DO EXCEED THAT, UH, COMBINED LIMIT. SO I STATED, UM, THE INTENT BEHIND THIS CODE, THESE CODE SECTIONS ARE TO SET A MINIMUM, UH, TO SET A MINIMUM, UH, QUALITY OF DESIGN. IT IS NOT INTENDED TO LIMIT THE TYPE OF ARCHITECTURE AS WE DON'T REALLY HAVE TOO MANY LOTS LIKE THIS IN THE CITY THAT AREN'T REGULATED BY A PLANNED DISTRICT. UH, SO WITH, WITH THOSE CONSIDERATIONS AND UNDERSTANDING THAT THE SITE IS SETBACK SIGNIFICANTLY FROM THE RIGHT OF WAY AND WON'T BE SEEING STAFF IS RECOMMENDING APPROVAL OF ALL THREE OF THESE REQUESTS, I'M HAPPY TO ANSWER ANY QUESTIONS THERE MAY BE. THANK YOU. DO YOU HAVE ANY QUESTIONS FOR STAFF? I DON'T HAVE ANY AT THIS TIME. JOEL, YOU GOOD? I JUST HAVE ONE QUESTION RELATED TO THE WITH CRITERIA A AND THEN THE THIRD CRITERIA, THE GRANTING THE VARIANCE WILL NOT CAUSE AN ADVERSE EFFECT. I JUST WANNA PRESS ON THAT. UM, YEAH, NOTHING WITH THE ROOF PITCH OR THE DESIGN. YOU'RE NOT CONCERNED, YOU KNOW, FLOODING, YOU KNOW, ANY UNINTENDED CONSEQUENCES TO ANY OF THE NEIGHBORING PROPERTIES. YOU DON'T HAVE ANY CONCERN? NOT WITH THIS REQUEST, NO. OKAY. THAT WAS MY ONLY QUESTION, PATRICK. GOOD. I DON'T HAVE ANY YET. ZACH. UH, WE, WE MAY OBVIOUSLY HAVE SOME. SO WITH THAT, WE'LL MOVE OVER, UH, TO MR. HOING. IS THAT CORRECT? OKAY. CAN YOU STEP UP, UH, TO THE PODIUM PLEASE AND MAKE SURE THE GREEN, UH, THAT THEY HIT THE BUTTON, MAKE SURE IT'S ON. AND IF YOU COULD STATE, UH, YOU KNOW, YOUR FULL NAME AND ADDRESS FOR THE RECORD, PLEASE. OKAY. MY NAME IS CHRISTOPHER HOING. UH, MY ADDRESS IS 16 7 5 0 RUTGER ROAD. THAT'S R O E T ROAD, NEW BREEN, OHIO, 4 5 8 6 9. UH, I'M WITH HO, HO BUILDERS, A PART OWNER OF HO HOING BUILDERS. UM, THE, THE HOME IN QUESTION HERE IS HOME THAT, AS FOR A CLIENT THAT WE'VE DONE PREVIOUS WORK FOR AND HIS FAMILY WE'RE, UH, WE'RE NOT FROM THE AREA, SO I'M NOT GONNA PRETEND LIKE WE KNOW THAT THE WHOLE PROCESS OR ANYTHING LIKE THAT, BUT IT'S JUST FOR A, IT'S A, FOR A LONG TIME CLIENT, LONG TIME FAMILY, FRIENDS, SO THAT'S WHY WE'RE KIND OF COMING OUT THIS FAR. UM, BUT AS FAR AS THE, UH, THE RESIDENT ITSELF, JUST LIKE ZACHARY STATED BEFORE, WE'RE LOOKING FOR THE ROOF, THE ROOF PITCH, THE GARAGE DOOR, UM, MAXIMUM SIZES AS WELL AS THE WINDOW TRIM. OUR, OUR CLIENT, THEY REALLY ENJOY THE, UH, MODERN ARCHITECTURE AND THE, AND UH, THE SHALLOW ROOF PITCHES AND THE CLEAN, CLEAN LINES. AND, UH, SO THAT'S KIND OF WHAT WE'RE HERE TO DO TODAY. DO YOU WANT TO REVIEW, NOT NECESSARILY SPECIFICALLY, YOU KNOW, THE CRITERIA IN OF ITSELF, BUT KIND OF GO OVER ADDITIONAL EXPLANATION THAT MAY HAVE BEEN IN WITH YOUR APPLICATION? UM, I GUESS A COUPLE THINGS. UH, IF WE'RE TALKING ABOUT [00:10:01] THE, THE MINIMUM STANDARDS OF, OF CODE, UH, A LOT OF THE HOUSES ON THIS PRIVATE DRIVEWAY DON'T MEET THAT CODE ALREADY. UM, MOST, MOST OF THOSE HOUSES BACK THERE HAVE LOWER PITCHES, UH, SOME MORE, UH, MODERN ARCHITECTURE, THAT KIND OF THING, AS WELL AS THE, THE PREVIOUS STRUCTURE THAT WAS REMOVED EARLIER THIS YEAR. UM, THAT'S KIND OF THE, THE BIGGEST THING THERE. UM, AS FAR AS IMPACTING ANY, UH, PRIVATE DRIVES OR ANYBODY IN THE, IN THE NEIGHBORHOOD, UH, OUR CLIENT HAS AGREED TO, AND I, I BELIEVE HE'S TALKED TO THE, UH, THE PERSON THAT TAKES CARE OF THE PRIVATE DRIVEWAY NOW AND TOLD HIM THAT ANY DAMAGES THAT WILL BE INCURRED, HE WILL RIGHTLY FIX AND FIX APPROPRIATELY KNOWING. AND THEN, UH, THEY'RE KIND OF IN AGREEMENT AND TO MY KNOWLEDGE THAT THERE PROBABLY WILL BE SOME DAMAGE TO THE PRIVATE DRIVEWAY AND THEY'RE GO GOING TO FIX THAT AT OUR CLIENT'S EXPENSE. SO WE'RE GONNA TRY TO MINIMIZE THE, UH, INTRUSIVENESS OF THE, OF THE BUILDING PROCESS TO ANY SURROUNDING NEIGHBORS. DO WE HAVE ANY QUESTIONS FOR THE APPLICANT? SO, UM, THE PROPERTY ITSELF, WAS IT, UM, COMPLETELY RAISED, UH, COMPLETELY DEMOLISHED, AND THEN NOW THE PLAN IS TO JUST BUILD IT UP FROM THERE? THAT'S CORRECT. UM, NO TREES HAVE BEEN REMOVED OR ANYTHING LIKE THAT AS OF YET, BUT THE EXISTING STRUCTURES ARE ALL GONE? THAT'S CORRECT. OKAY. SO WOULD YOU CHARACTERIZE THE PROJECT AS A BRAND NEW CONSTRUCTION OF A, OF A NEW HOME OR YES. DO YOU STILL CONSIDER IT A YES, NOT A RENOVATION? YES, THAT'S CORRECT. I WOULD CONSIDER IT A NEW HOME. OKAY. GOOD. PATRICK, YOU GOOD? JOEL, YOU HAVE ANYTHING? YEAH, I, UM, THANKS FOR THE PRESENTATION ON THE, YOU KNOW, POTENTIAL DAMAGE TO THE PRIVATE DRIVEWAY. IS IT FAIR TO SAY YOU DON'T EXPECT IT TO BE SUBSTANTIAL DAMAGE? I I DON'T EXPECT IT TO BE SUBSTANTIAL, NO. OKAY. THANK YOU. THIS IS PRETTY STRAIGHTFORWARD TO ME. YEAH, I DON'T, I DON'T, UH, CAN WE GO REAL QUICK OVER THE, OVER THE GARAGE REQUEST AGAIN? THE GARAGE VARIANCE, IS IT JUST, YOU WANT IT TO BE 10, 10 FEET INSTEAD OF NINE FEET? THAT'S PRETTY MUCH THE GIST, YES. OKAY. YEP. THEY, UM, IT'S JUST NICER IN MY OPINION, FOR CARS WHEN YOU'RE BACKING OUT AND THINGS LIKE THAT TO HAVE AN EXTRA FOOT ON EITHER SIDE OF THE GARAGE DOORS. SO IT'S THE WIDTH, NOT NECESSARILY THE HEIGHT, OR IS IT THE HEIGHT AS WELL? THE HEIGHT WOULD REMAIN WITHIN THE, THE SPECS OF THE MINIMUM APPEARANCE. IT'S JUST THE WIDTH. OKAY. I THINK I'M GOOD. UM, IF WE NEED YOU, MR. HORNE, WE CAN WE'LL CALL, WE'LL CALL YOU BACK UP AND TAKE A SEAT. OKAY. THANK YOU. THANKS. WE, WE CAN DELIBERATE THIS, I, IT'S MY UNDERSTANDING, UM, ZACH, WE HAD A CASE LIKE THIS AND I KNOW I WAS IN THE MATERIALS, UH, OFF OF DUBLIN ROAD, VERY SIMILAR MODERN ARCHITECTURE, ROOF PITCH WINDOWS. WE DIDN'T HAVE ANY ISSUE PASSING THAT AS IF MY RECOLLECTION SERVES ME CORRECT. IS THAT FAIR? CORRECT. OKAY. UH, SO, YOU KNOW, THERE, THERE IS PATRICK, I'M NOT SURE IF, I DON'T KNOW IF YOU WERE ON IT, UH, ON THE BOARD FOR THAT, BUT, UM, JOEL, WE DID HAVE A CASE VERY SIMILAR. I KNOW IT WAS IN THE MATERIALS THAT SIMILAR MODERN AND IT WAS, WAS PASSED WITHOUT, UH, WITHOUT ANY ISSUE. BUT I'M OPEN, I'M OPEN TO DISCUSSION HERE. THAT WAS THE BASIS FOR MY, THIS, THIS SEEMS VERY SIMILAR, UH, TO SOMETHING WE'VE ALREADY APPROVED AND WE'VE ALSO APPROVED SEVERAL OTHER APPLICATIONS THAT HAVE, UM, SIMILAR DESIGN ELEMENTS. AND SO THIS IS A PRETTY STRAIGHTFORWARD TO ME AND I'M, I'M DEFINITELY IN FAVOR OF ALL THREE OF THESE. WAS THERE ANY PUBLIC COMMENT WE HAVEN'T GOT? OH YEAH, WE CAN GET TO THAT. DO WE HAVE ANY PUBLIC COMMENT? WE HAVEN'T RECEIVED ANY PUBLIC COMMENT BEFORE THE MEETING. OKAY. BUT IT LOOKS AS IF WE MAY HAVE SOME IN THE AUDIO. DO WE HAVE ANY, DOES THERE ANY COMMENTS FROM THE, UM, WE CAN BRING YOU UP. ARE WE GOOD? DOES ANYBODY WANNA SAY ANYTHING? THAT'S OKAY. SO I'M GONNA NEED YOU TO COME UP, SWEAR IN, WE'LL HAVE TO RES SWEAR YOU IN BECAUSE I'M NOT CERTAIN YOU, UM, [00:15:02] SO WHEN WE INTRODUCED THE CASE, WE HAD A SWEARING IN OF WITNESSES. I'M NOT CERTAIN YOU STOOD, I'M GONNA HAVE TO RES SWEAR YOU IN. IS THAT OKAY? YEAH, I LIVE IN THAT PRIVATE LIFE. J JUST HOLD ON ONE SECOND FOR ME, SIR. OKAY, WELL HOLD ON, HOLD ON, HOLD ON. BEFORE WE START TALKING, LET ME SWEAR YOU IN. SO I'M GONNA DO THIS, I'M GONNA SWEAR YOU IN AS A WITNESS BECAUSE YOU'RE GONNA BE PROVIDING TESTIMONY TO OUR BOARD. IS THAT FAIR? SO WHEN WE HAD EVERYBODY STAND AT THE BEGINNING THAT WAS GONNA BE OFFERING TESTIMONY, CAN'T UNDERSTAND WHAT HE'S SAYING. I'M SORRY. MY HEARING AIDS, I CAN'T UNDERSTAND WHAT THAT SAYS. YEAH, YOU THINK IT'S DIFFERENT? YEAH. OKAY. JUST HANG TIGHT FOR A SECOND. LET ME REREAD THIS. YOU KNOW, IT'S FUNNY, I DON'T THINK ANYBODY'S EVER TOLD ME TO SPEAK LOUDER. USUALLY IT'S THE OTHER WAY AROUND, BUT THAT'S OKAY. UM, SO YEAH, DO YOU SWEAR OR AFFIRM TO TELL THE TRUTH, THE WHOLE TRUTH, AND NOTHING BUT THE TRUTH IN YOUR TESTIMONY THIS EVENING? ABSOLUTELY. OKAY, PERFECT. ALRIGHT, COULD YOU STATE YOUR NAME AND ADDRESS AND THEN YOU CAN BEGIN SPEAKING? YEAH, MY NAME'S KENT KINZER. I LIVE AT 67 17 DUBLIN ROAD, DUBLIN, OHIO. MY QUESTION IS A HOUSE THAT SIZE, AND I KNOW FROM TALKING TO THE BOARD OF HEALTH BECAUSE THEY INSPECT OUR STUFF, THAT THE LEACH BED'S GONNA HAVE TO BE EXPANDED, THAT WE KNOW, BUT HOW MANY WELLS YOU HAVE TO DRILL IN ORDER TO GET ENOUGH WATER TO SUPPLY THAT SIZE HOUSE ? YEAH, I, THAT'S A GREAT QUESTION. I'M, I'M NOT GONNA BE THE ONE TO ANSWER THAT QUESTION BECAUSE IT DOESN'T INVOLVE THE VARIANCE THAT ARE REQUESTED TODAY. I'M CERTAIN THAT, UH, THE CITY CAN PROVIDE CONTACTS AND CONTEXT FOR THAT. SO WHEN THEY APPLY FOR A BUILDING PERMIT, THE BOARD OF HEALTH APPROVAL WILL BE REQUIRED AS PART OF THAT PROCESS. I'M SORRY, REQUIRED FOR THE, WELL, YES, FOR BOTH THE SEPTIC SYSTEM AND THE WELL, OKAY. WELL, , I GUESS THAT'S IT. THANK YOU. WELL, LET ME ASK YOU THIS, SIR. UH, DO YOU HAVE ANY CONCERN ABOUT THE, THE THREE VARIANCES THAT ARE BEING REQUESTED THIS EVENING? LET ME JUST, I'M SORRY. WITH, I HAVE TO FOR THE LOUSY, DO YOU HAVE ANY, CAN YOU HEAR ME BETTER? CLOSE THE MIC. HE DOESN'T WANT THE MIC. OH, OKAY. DO I HAVE ANY, WHAT? DO YOU HAVE ANY CONCERN ABOUT THE VARIANCES THAT ARE BEING REQUESTED WITH REGARD TO THE ROOF PITCH? THE WINDOWS WITHOUT SHUTTERS? NO. OKAY. SO YOU'RE OKAY ON THOSE? YEAH. ALRIGHT. I WAS JUST WORRIED ABOUT WHETHER OR NOT IF THEY HAVE TO DRILL A MORE THAN ONE, WELL, WHETHER IT WOULD AFFECT OUR WATER SOURCE AND OUR WELL, BECAUSE NEXT DOOR WHERE DUBLIN FINALLY PUT IN SEWER AND WATER WAS BECAUSE OF THE CONSTRUCTION THERE THAT, YOU KNOW, RUINED THEIR WATER SUPPLY. I JUST DIDN'T WANT THAT TO HAPPEN TO US . YEAH. THOSE QUESTIONS ARE GONNA BE ADDRESSED AND EVALUATED APPROPRIATELY BY THE CITY WHEN THE BUILDING PERMIT IS ACTUALLY SUBMITTED. CORRECT. THAT IS SOMETHING THAT WILL BE ADDRESSED WHEN THEY SUBMIT FOR BUILDING PERMITS. YES. THANK, DO WE HAVE ANY OTHER PUBLIC COMMENT? OKAY. SO THANK YOU FOR, UH, JOEL, FOR POINTING THAT OUT. DID YOU HAVE ANY, ANY ADDITIONAL COMMENT FOR THE VARIANCE? IS THAT A RIGHT ISSUE IN TERMS OF COMMENT? I WAS COMFORTABLE WITH ALL THREE ON A, UM, ON B IT ONLY TAKES TWO AND I'M COMFORTABLE ON ONE TWO FOR ALL THREE VARIANCES. I WAS NOT NECESSARILY CONVINCED ON THREE, UM, AND FOUR COMPLETELY, BUT IT ONLY TAKES TWO. SO I'M SITTING AT BEING COMFORTABLE APPROVING ALL THREE. PATRICK, SORRY. UM, WELL, I GUESS, UH, JUST, JUST GENERALLY, UM, WITH HOW, UH, SIMILAR THIS PROJECT IS TO THE, THE PREVIOUS ONE THAT WAS MENTIONED, UM, WAS THAT WAS ALSO A, A PROPERTY THAT WAS ESSENTIALLY DEMOLISHED AND THEN [00:20:01] REBUILT AND WITH, UH, SOME OF THESE SAME SORT OF AESTHETIC, UH, CHANGES THAT WERE MADE. CORRECT. OKAY. UM, YEAH, I I WOULD SAY THAT, UM, THESE PROPOSALS ARE WITHIN THE, THE SPIRIT OF THE ORDINANCE, UM, UH, UNDER 1 53 0.190 B I KNOW I'VE REFERENCED THIS BEFORE, SO PLEASE, I'M SORRY, BEAR WITH ME. BUT, UH, THE PURPOSE OF THE ORDINANCE IS TO PROVIDE DESIGN REQUIREMENTS APPLICABLE TO HOMES, UH, THAT AMONG OTHER THINGS, ENCOURAGE THE DESIGN FLEXIBILITY AND CREATIVITY AND TO ESTABLISH AN INTERESTING AESTHETICALLY PLEASING RESIDENTIAL ENVIRONMENT. AND I THINK THAT, UM, THESE PROPOSALS DO FALL WITHIN, UM, THE SCOPE OF THE, UH, OF THOSE, OF THE ORDINANCE. SO, UH, I'M IN LINE WITH, UH, CITY'S POSITION. YEAH, I THINK IT'S BEEN MENTIONED BEFORE THAT A LOT OF THIS CODE IS PROBABLY OUTDATED AND NOT NECESSARILY APPLICABLE TO SOME OF THE MODERN HOME AND ELEMENTS, CHARACTERISTICS, AESTHETICS, WHAT HAVE YOU. THAT IS, IS, UH, HAS BEEN DEVELOPED OBVIOUSLY WITH TECHNOLOGY. SO I'M SUPPORTIVE OF ALL THREE AS WELL. IF, UH, LOOKS LIKE WE'RE ALL IN AGREEMENT, WE CAN MOVE FORWARD WITH A MOTION. WE'LL DO IT ONE BY ONE PLEASE. SO MOVED. I KNOW YOU HAVE TO, WE'RE GONNA HAVE TO HAVE ONE OF YOU READ EACH ONE AND THEN WE WILL PASS EACH ONE. MY APOLOGIES. UH, MOTION TO APPROVE A NON-USE AREA VARIANCE TO ZONING CODE SECTION 1 5 3 0.190 E ONE G TO PERMIT A MAIN ROOF LINE PITCH OF TWO, UH, TO 12 WITH FLAT SECONDARY ROOF LINES WHERE A MAIN ROOF LINE PITCH OF SIX TO 12 IS REQUIRED. SECOND VOTE PLEASE. MR. KTZ? YES. MR. MURPHY? YES. MR. DESLER? YES. MR. NYE? YES. MOTION TO APPROVE A NON-USE VARIANCE, UH, TO ZONING CODE ONE SECTION 1 53 1 9 0 E ONE I TWO TO PERMIT NO SHUTTERS OR TRIM ON WINDOWS FOR THE SINGLE FAMILY RESIDENCE? SECOND PLEASE. SECOND VOTE, PLEASE. MR. DESLER? YES. MR. NYE? YES. MR. MURPHY? YES. MR. KRETZ? YES. MOTION THREE. TO APPROVE A NON-USE AREA VARIANCE TO ZONING CODE SECTION 1 53 1 90 E ONE F THREE B TO PERMIT A COMBINATION OF FOUR GARAGE DOORS TOTALING 40 FEET, WHERE A MAXIMUM OF 36 FEET IS REQUIRED. SECOND, MR. NYE? YES. MR. MURPHY? YES. MR. KRETZ? YES. MR. DESLER? YES. WELL, WITH THAT, CONGRATULATIONS. ALL THE VARIANCES HAVE BEEN PASSED AND GOOD LUCK WITH THE BUILD. YES. UH, MOVING ON TO COMMUNICATIONS. [COMMUNICATIONS] WE HAVE ACTUALLY SEVERAL COMMUNICATIONS THAT WE'D LIKE TO SHARE WITH THE BOARD. FIRST AND FOREMOST, WE HAVE A COUPLE OF MEETINGS, UM, NEXT WEEK THAT, UM, YOU SHOULD HAVE RECEIVED INVITATIONS TO. UM, THE FIRST IS AUGUST 29TH, TUESDAY EVENING. UM, WE'RE DOING AN OPEN HOUSE, UH, RELATED TO OUR COMMUNITY PLAN UPDATE AND WE'LL BE HOSTING, UH, THE PUBLIC TO SHARE COMMENTS ABOUT OUR SPECIAL AREA PLANS. SO OF COURSE THE BOARD'S INVITED TO PARTICIPATE IN THAT PROCESS. THE, UH, SECOND MEETING IS, WILL BE HOSTED ON WEDNESDAY AND IT WILL BE A JOINT WORK SESSION WITH CITY COUNCIL, UM, THE PLANNING AND ZONING COMMISSION AND THE ARCHITECTURAL RE REVIEW BOARD AMONGST YOURSELVES. UM, AND THERE'S A, A VARIOUS TOPICS THAT WE'LL BE TALKING ABOUT, UM, IN THAT PARTICULAR MEETING, INCLUDING AN UPDATE TO OUR COMMUNITY PLAN, AS WELL AS ADDRESSING SEVERAL REQUESTS THAT EACH OF THE BOARDS HAVE PRESENTED TO CITY COUNCIL ABOUT WHAT YOU WOULD LIKE TO SEE OR PRO HAVE PROVIDED TO YOU, UM, AS PART OF YOUR REVIEW PROCESS. SO WE'LL GIVE AN UPDATE FOR THAT AS WELL. UM, I BELIEVE, UH, DINNER WILL BE SERVED AT FIVE 30, UM, AND PARTICIPATION IS ENCOURAGED. DO YOU WANNA, AND THEN ONE MORE ITEM, UM, WITH US THIS EVENING IS BASSAM BATAR. HE IS OUR NEW DEPUTY DIRECTOR OF PLANNING. HE JOINED US, UH, ABOUT A MONTH AGO. I THINK IT'S GONE BY PRETTY QUICK. UH, BUT HE JOINS US FROM WESTERVILLE, SPENT 25 YEARS THERE. [00:25:01] UM, SO WE ARE VERY HAPPY TO HAVE HIM ALONG BOARD. WELCOME. LOOK FORWARD TO WORKING WITH YOU. WELL, GOOD. YES, WE HAVE THE MEETINGS SET FOR THE BOOKS NEXT WEEK. AND DO WE HAVE A MEETING SCHEDULED FOR SEPTEMBER NOW, OR ANY CASES? WE DO NOT HAVE ANY CASES AT THE MOMENT, BUT WE DO HAVE SOME THAT COULD POTENTIALLY SUBMIT HERE IN THE NEXT WEEK OR TWO. OKAY, WELL, GREAT. UH, WITH THAT, UH, THIS MEETING OF 8 24 2023 IS ADJOURNED. THANK YOU. * This transcript was created by voice-to-text technology.
